The staff is polite and helpful, although you have to be back before 10 PM --- do not hang out with your friends and colleagues too late. The room is clean. This place is very close to the Kyoto University campus and there's Family Mart right at the corner.

The staff had little English, but we both tried hard and good-naturedly, and successfully to communicate. The neighborhood was charming and not touristy. Very comfortable.

The owner was lovely and very helpful and the location was wonderful for hanami. It was a total accident but when we arrived we learned we were close to Philosopher's Path, a popular sakura viewing spot. Very charming part of Kyoto.
